Jávea’s Property Market Maintains Its Positive Momentum
Following the strong recovery achieved throughout 2025, Jávea’s property market continues to demonstrate remarkable resilience, closing the first quarter of 2026 with 276 property transactions, representing a 10% year-on-year increase.

The International Buyer
International demand continues to drive Jávea’s property market, reaching 191 transactions in the fourth quarter of 2025, representing 6.1% year-on-year growth and 12.4% growth over the past two years.
Led by buyers from the Netherlands and the United Kingdom, international purchasers continue to play a leading role, reinforcing Jávea’s position as one of the most attractive destinations for investment and second homes on the Costa Blanca.

Jávea House Price Analysis
Jávea further strengthens its position as one of the Mediterranean’s most exclusive residential destinations, recording the highest price per square metre in the Valencian Community. During the first quarter of 2026, the official appraised value reached €3,685/m², reflecting a strong 22.5% year-on-year increase and confirming a sustained upward trend in the premium residential market.

At a national level, Jávea remains well above the Spanish average. This figure significantly exceeds the average values for Spain (€2,316/m²), the Valencian Community (€1,898/m²) and the Province of Alicante (€1,992/m²), consolidating the town’s position as one of the country’s most exclusive, dynamic and sought-after residential markets.

Jávea’s residential market is spread across several well-established areas, each offering its own distinctive character.
Cap Martí and Tosalet are among Jávea’s most established residential neighbourhoods. They are renowned for their spacious villas, mature residential environment and strong demand from international buyers.
Arenal is the town’s main beach and leisure area. Apartments dominate this neighbourhood, offering a vibrant lifestyle with walking access to the beach, restaurants, shops and everyday amenities.
Montgó and La Ermita provide a quieter residential setting, characterised by large detached villas, generous plots and panoramic mountain views. These areas are particularly sought after by buyers looking for privacy, space and tranquillity.
Jávea’s most exclusive residential properties are concentrated along the coastline in Cuesta San Antonio, La Corona, Ultramar, Portitxol and La Granadella.
